Georgetown is one of the shore neighborhoods of eastern Brooklyn, located between Canarsie and Old Mill Basin. Georgetown borders Paerdegat Basin to the north-east (along Bergen Avenue), Bergen Beach to the south-east (at Avenue T), Old Mill Basin to the south (at Avenue N), and Flatlands to the west (at Ralph Avenue). The neighborhood’s quiet nature, excellent schools, the 160-acre waterfront park, and convenient transportation solutions make it an attractive choice for many buyers.
Georgetown houses are primarily brick duplexes, built in rowhouse fashion. The south side of the neighborhood features single- and two-family houses, while the waterfront offers a selection of two-, three-, and even four-family dwellings. This variety makes the neighborhood attractive to buyers looking for a primary residence, as well as investors seeking rental income.
The neighborhood is home to several schools. Public School #312 (also known as the “Bergen Beach School”) is a “Pre-K through 5” facility, with test scores that significantly outperform the citywide averages. Grades 6 through 8 are served by the Roy H. Mann Junior High School (IS 78), whose students have ranked within the top 12 percent citywide. Private school selection includes the 24-year-old Montessori School of Mill Basin, which offers excellent education for 2- to 6-year-old children. The Montessori School of Mill Basin also has a 6-week summer camp with educational activities.
Georgetown’s neighborhood shopping center is located at 2181 Ralph Avenue. In addition to the local stores, the residents of Georgetown, Bergen Beach, and Mill Basin enjoy the convenience of the Kings Plaza Mall, a 26-acre shopping complex which includes over 150 stores, 1.1 million square feet of retail space, its own marina, and a multiplex movie theater.
Along the waterfront, the 160-acre Paerdegat Basin Park is stocked with groves of ailanthus trees (of the “A Tree Grows In Brooklyn” fame), honeylocust, and smooth sumac. The tree groves provide a habitat for many species of birds and animals, and pleasant shade for perfect summertime promenades along the water. In addition, the Bergen Beach Playground and the Hickman Playground offer convenient recreational spots without having to travel too far.
Public transportation in Georgetown is provided by 3 local buses. The B41 runs along Avenue N to Flatbush Avenue and the “Glenwood Road” stop on the 2/5 subway line. The B3 runs along Avenue U through Sheepshead Bay to Gravesend, crossing the Q/B, F, and D subway lines. Last but not least, the B47 along Ralph Avenue is a direct connection to the Kings Plaza Mall, which is a starting point for 5 more bus lines.
With the bus lines being located only along the boundary avenues, no subway trains in sight, and the BQE tucked away on the other side of the park (but still conveniently close), Georgetown is one of the quietest neighborhoods in Brooklyn. Auto-commuters have their choice of reaching Manhattan via the Brooklyn-Queens Expressway, with entrances in Marine Park and Canarsie, or taking Flatbush Avenue to the heart of Downtown Brooklyn.
